But if you want them to be accurately affected by tyre conditions, they will need to calculated just like the player car is to determine wear, and heat the same as the player, this would require heavy CPU usage to calculate the physics.

It would require extremely fast CPU's, it's pretty much guaranteed that your CPU would not be capable of it if they employed the method you are asking for.
 
I think the only thing I can contribute to this thread is giving a friendly reminder about the "ignore user" function on these forums, it's really handy, and I just had use for it again. :)
