Even a simple plaster detail image will do the job if you bake AO. Maybe add some wear and tear to it if needed.
that's the thing, the more different houses i make, the more unwrapping i need in case of AO.
Wear can always be added on top afterwards
But AO... the more houses, the more dds...
I went the lazy way for the houses of LAC. It did save me a lot of hassle.
Where are AC2, unreal 5 and RTX when we need it

or i need to make modules, like 10 house parts i can combine to create variety, with a base AO on which i can switch colors.

I'll disagree on that, it needs a lot of work. Currently, it just kinda looks... bad. The Proportions are out of whack, it's not actually symmetrical and it bears barely any resemblance to what it seems to be based on.

It kinda looks more like a Go-Kart made to look vaguely like a Formula 1 car.

Might be best to grab a reference and rework the proportions, working from a reference isn't a bad thing at all and helps with getting a feel for correct lengths and widths.
